Services & Pricing

What services does WPC provide?

Asphalt paving, pavement management planning, resurfacing and overlays, patching, sealcoating and striping, crack filling, grading and excavation, and concrete car stops — for driveways, parking areas and lots, roadways, homeowner association property and pathways.

How do you price a project?

On the actual scope — square footage, the specified pavement section, base and drainage condition, access, phasing requirements and site constraints. Estimates are provided in writing with no hidden fees so the basis of the number is visible.

Do you offer maintenance programs rather than one-time work?

Yes. Pavement management planning establishes routine inspection and ongoing preventative maintenance on a defined cycle, which is the approach that maximizes pavement life span and keeps costs predictable.

Does WPC provide project management or owner's representative services?

Yes. WPC provides comprehensive management across pre-construction planning, construction oversight and post-construction services, and owner's representative services that level the playing field between project owners, contractors, vendors and architects through final contract close-out.

Do you handle permits?

WPC coordinates permitting where the work requires it, including work affecting an apron or the public right-of-way. Requirements vary by municipality.

Diagnosing Pavement Problems

How do I know whether my pavement needs repair, resurfacing or replacement?

The determining factor is the condition of the base, not the appearance of the surface. Fine surface cracking on pavement that holds its grade points to maintenance. Widespread alligator cracking, rutting, sections that flex, or standing water indicate the base is involved. An estimator can usually distinguish the two on site in a few minutes.

What is the difference between crack filling and sealcoating?

Crack filling injects a rubberized material into individual cracks to stop water reaching the sub-grade. Sealcoating applies a protective layer across the whole surface to slow moisture and ultraviolet damage. Crack filling is done first — sealing over unfilled cracks conceals them without addressing the water path.

What causes potholes to return in the same place each spring?

Water in the base combined with freeze-thaw cycling. Water enters through cracks, freezes, expands, breaks the pavement bond and washes out base material. A surface fill leaves that water path intact, so the failure repeats. A durable repair cuts to full depth and replaces the compromised base.

Scheduling & During The Work

When is the paving season in northern Illinois?

Asphalt is placed and compacted best in warm, dry conditions, so the practical season runs from spring through fall. Sealcoating in particular requires sustained warm temperatures to cure. Late-season work is possible, but the window narrows quickly once overnight temperatures fall.

Can our business or association stay open during the work?

In nearly all cases, yes. Projects are sectioned and phased so entrances, fire lanes and accessible parking stay available, with night, early-morning and weekend windows used where operations require. The phasing plan is confirmed before mobilizing.

How long before we can drive on new asphalt?

Passenger vehicles can generally return once the surface has cooled and set, commonly within a day or two depending on temperature and thickness. New asphalt stays vulnerable to concentrated point loads for considerably longer. Written aftercare guidance is provided at completion.

How long does sealcoating take to cure?

As a general rule about 24 hours of dry, warm conditions, longer when it is cool or humid. On phased commercial and association work the cure window is planned into the sequence so only part of the property is out of service at a time.

Sustainability

Is asphalt an environmentally responsible choice?

Asphalt is among the most recycled construction materials, and techniques such as pavement reclamation reuse existing material on site rather than hauling it away. WPC describes this as providing a green, sustainable solution for pavement needs — saving the planet one ton at a time.
