How do I know if my pavement can be overlaid instead of replaced?

The test is the base, not the appearance of the surface. Transverse and longitudinal cracking on a surface that still holds its grade generally indicates a sound base. Alligator cracking across broad areas, rutting, sections that flex under load, and standing water all indicate the base is involved — in which case those areas need full-depth repair before any overlay, or reconstruction instead of one.

Will an overlay raise the surface enough to cause problems?

It can, and it needs to be planned for. Added thickness affects clearance at garage and building doors, curb reveal, gutter lines and drainage structures. Where clearance is tight, milling the existing surface before the overlay restores the elevation. This is checked during estimating, not discovered on the day of paving.

What is reflective cracking?

It is when cracks in the old pavement propagate upward through the new overlay along the same lines, often within a couple of seasons. It happens because the movement causing the original crack is still occurring beneath the new layer. Repairing the cracks and installing a crack-relief membrane where risk is high are the standard defenses.

How long does an overlay last?

There is no single figure — it depends on the condition of the base, the thickness placed, the traffic loading and how consistently the surface is maintained afterward. A well-prepared overlay that is crack filled and sealcoated on schedule substantially outlives one that is installed and then ignored.
